CONTRACTS MANAGER – ROOFING & CLADDING

Ready to take the lead?

We’re looking for experienced Contracts Managers to take ownership of major Roofing & Cladding projects across Scotland.

If you know your built-up from your single ply, your rainscreen from your standing seam, and you’re just as comfortable talking to a Tier 1 contractor as you are leading a site team — we want to hear from you.

This is a hands-on leadership role where you’ll manage projects from award through to final account, ensuring they’re delivered safely, on time, within budget and to the highest quality standards.

What you’ll be doing

You’ll take the lead across multiple contracts — or one major project — managing everything from programme and procurement through to commercial control, quality, H&S and client relationships.

You’ll be responsible for:

Leading Site Managers, Supervisors, subcontractors and wider site teams.

Managing multiple fast-paced Roofing & Cladding projects.

Working closely with Tier 1 contractors, clients, architects and suppliers.

Managing programmes, sequencing, progress and project reporting.

Overseeing procurement, materials, labour and subcontract packages.

Managing costs, valuations, variations and final accounts.

Identifying and managing project risks before they become problems.

Ensuring exceptional standards of H&S, QA and compliance.

Resolving technical, commercial and operational challenges.

Building strong client relationships and supporting repeat business.

Supporting pre-construction, estimating and continuous improvement initiatives.

What you’ll bring

You’ll have 5+ years’ experience (preferably but not essential ) within Roofing & Cladding or the external envelope sector, ideally with experience delivering large-scale commercial or industrial projects.

You’ll have a strong understanding of:

Felt/flat roofing, built-up systems and single ply.

Aluminium standing seam and metal roofing.

Rainscreen and façade systems.

External envelope detailing and construction standards.

Fire regulations and Building Standards.

Quality control, inspections and hold points.

Construction contracts and commercial management.

BREEAM and sustainability requirements.

Digital construction platforms such as Asite, Procore, Dalux and BIM 360.

You’ll also need SMSTS, a Manager-level CSCS card and First Aid, with NEBOSH/IOSH and relevant industry training/certifications being highly desirable.

This is an opportunity to take real ownership of major Roofing & Cladding projects, work alongside some of the industry's leading contractors and make a genuine impact on project performance and client relationships.
