Our client is a large national developer who are currently going through an exciting period of growth. They currently have an opportunity for talented individual to join their winning team.

About the Role

They are seeking an experienced Contracts Manager to join their established construction team. Reporting to the Construction Director, this position is responsible for overseeing several live sites – mainly across the East of Scotland, supporting site management teams, and ensuring effective communication across departments.

The role focuses on delivering build programmes efficiently, ensuring all projects are completed in line with company procedures, budget expectations, agreed timelines, and required quality standards.

Key Responsibilities:

  • Oversee multiple construction projects, ensuring timely delivery in line with specifications, company procedures, and quality benchmarks
  • Monitor and control project costs, logistics, and resource allocation, identifying efficiencies while maintaining compliance with regulatory and quality requirements
  • Carry out regular site inspections, ensuring operations are effectively managed, recorded, and aligned with internal construction standards
  • Lead and support site teams, including recruitment, performance management, training, and development to maintain a high-performing workforce
  • Source, appoint, and manage subcontractors, including negotiating terms to ensure projects are adequately resourced
  • Hold subcontractors accountable for performance, ensuring work is delivered on schedule, within budget, and to the required quality standards
  • Collaborate closely with departments such as Sales and Customer Care to support overall business objectives
  • Promote and enforce Health, Safety, and Environmental policies, ensuring full compliance across all sites

Skills & Experience Required:

  • Proven experience within the housebuilding or residential construction sector
  • Strong knowledge of NHBC warranty standards
  • Good understanding of current Health, Safety, and Environmental legislation
  • Experience managing multiple construction sites simultaneously
  • Valid CSCS card
  • SMSTS qualification (preferred)
  • Full UK driving licence (essential)
  • NVQ Level 7 in Construction Site Management (or similar) is desirable; support for further training can be provided.
